Agile Project Delivery

Agile project delivery is a method used to streamline the design, permitting and construction of projects. In order to deliver projects under this methodology we select team members early in the process to have fully integrated information across the entire project life cycle. This, in turn, creates a synergy that virtually eliminates the possibility of change orders and speeds up the project life cycle. Projects under this delivery method can be delivered up to 40% faster than typical design, bid, build delivery methods. Projects delivered with this method are not only done faster but also, typically, cost up to 10% less than traditional delivery methods. This results in greater client satisfaction and a higher bottom line.

Construction Management
PRE-CONSTRUCTION SERVICES
The pre-construction phase is one of the most important parts of your project. This process defines the site variables and important aspects of your unique project. Proper and thorough pre-construction planning can save a lot of time and money on the backend of a project.

CONSTRUCTION MANAGEMENT – AGENCY
Omega Building Co, acting as the owner’s agent, will provide services to oversee and control the project, from prime contractor and sub-contractor bidding and selection to the final closeout of the project. Under this delivery method, the Owner holds all Prime Contracts for work performed, which results in a reduced fee for the management service.
CONSTRUCTION MANAGEMENT AT RISK
As the name implies, we will assume the risk of completing the project for a specified amount and hold sub-contracts for all work. We are able to provide this security to the owner because we assume greater control over the project and typically self-perform many aspects of the project therefore assuming greater control over the timeline and budget
Transparent Project Delivery
Cost plus contracts are often used when the scope or work has not been clearly defined, such as when the project design is still being finalized and the owner wants to begin construction. An owner agrees to pay the cost of the work, including all trade subcontractor work, labor, materials, and equipment, plus an amount for contractor’s overhead and profit. Since the contractor is reimbursed only for actual costs, plus a fee for overhead and profit, if actual costs are lower than estimated, the owner gets to keep the savings. If the actual costs are higher than estimated, the owner must pay the additional amount, unless the cost is capped at a guaranteed maximum price. The advantage of a cost plus contract is that the project will result in what was intended, even if costs run high. However, despite the lower amount of risk for the contractor, these contracts are harder to track and more supervision is needed.
The most common cost plus contracts are:
- Cost Plus Fixed Percentage – Contractor compensation for overhead and profit is based on a percentage of the actual cost.
- Cost Plus Fixed Fee – Contractor compensation is based on a fixed sum independent of the final project cost. The customer agrees to reimburse the contractor’s actual costs, regardless of amount, and in addition pay a negotiated fee independent of the amount of the actual costs.
- Cost Plus Fixed Fee with Guaranteed Maximum Price Contract – Compensation is based on a fixed sum of money. The total project cost to the owner will not exceed an agreed upper limit. One example of a Cost Plus Fixed Fee with Guaranteed Maximum Price Contract is AIA Contract Document A102-2017, Standard Form of Agreement Between Owner and Contractor where the basis of payment is the Cost of the Work Plus a Fee with a Guaranteed Maximum Price.
Design+Build
Design-build is a method of project delivery in which one entity – the design-build team – works under a single contract with the project owner to provide design and construction services. One entity, one contract, one unified flow of work from initial concept through completion. Across the country and around the world, design-build successfully delivers office buildings, schools, stadiums, transportation and water infrastructure projects with superior results.
One Contract, One Integrated Team
Design-build streamlines project delivery through a single contract between the owner and the design-build team. This simple but fundamental difference saves money and time by transforming the relationship between designers and builders into an alliance which fosters collaboration and teamwork. United from the outset of every project, an integrated team readily incorporates BIM and LEED certification goals. DBIA studies have shown that design-build costs around 6.1% less than traditional design-bid-build, with a delivery speed of around 33.5% faster.

General Contracting
General contracting is the oldest project delivery method in the industry. Under this delivery method, an Owner already has design completed and asks contractors to bid their work for a stipulated sum.
